Signs of wear are purely esthetics. Could use a compressed air run though. 
It works GREAT and I love it. Only giving it up since I switched mouse-use to left hand.

It's in good preloved condition, it's not as flat as it used to be and has small holes in the corners as I used pushpins to hang it (didn't have access to better options). Still looks great anyhow.
